  • Your Registered Architect (RA) and/or Professional Engineer (PE): For most significant remodels (structural changes, major plumbing/electrical), an RA or PE must prepare and file the construction plans with the DOB.

  • Your General Contractor: Once plans are approved, your contractor pulls the permits, posts them on-site, and coordinates necessary inspections.

  • Expeditors (optional but recommended): If you’re doing a complex project in New York City, an expeditor can streamline the process by navigating DOB procedures, identifying required permits, and managing submissions. (Kansas Citians, you’re off the hook for this one, as it isn’t necessary in your area!)

The timeline: Patience is a virtue

Permit timelines vary based on your project’s scope:

  • Minor alterations: Simple plumbing or electrical changes might be approved relatively quickly, typically on the scale of a few weeks.

  • Major alterations: For larger projects involving layout changes or structural work, expect a multi-layered process that can take 2-6 months or more. This includes plan preparation, building board approval (for co-ops/condos), and DOB review.

Simply put, permits are an integral part of a successful renovation, and the process can be relatively stress-free if you and your team are well-prepared. They safeguard your investment and ensure your project is built safely and legally.
